Located in the quiet golf area of the Fairways at River Oaks.
Screened-in balcony backs up to open space with privacy from trees.
Please note, this unit is located on the 3rd floor and there is no elevator. Must be able to access via stairs.

Bedrooms:
-A suite with a queen bed and a full private bathroom. TV mounted to the wall.
-In the second bedroom there is an additional queen bed. TV mounted to the wall.
-Second full bathroom adjacent.
-Queen Sleeper sofa located in the living room
-Extra bed linens are in the closets.

Wi-Fi and basic cable are included in your stay

Smart TV’s located in the living room and both bedrooms. Access to basic cable, Netflix, Hulu, Disney + and more! Just log into your accounts and enjoy.

Kitchen:
-Stocked with basic cooking supplies, plates, silverware, cups, etc.
-Coffee pot/ Keurig provided.
-Starter cleaning supplies can be found under the kitchen sink and in the coat closet should you need.

Bathrooms:
-Provided with basic starter toiletries.
-Bathtub in one of the bathrooms

Laundry:
-In unit private washer and dryer with starter laundry detergent.

Guest access
-Smart lock with personalized code for contactless check-in.
-You will have access to the full unit. The entry closet is locked and not available for guests. You will have access to the coat closet.
-Guests do not have unauthorized access to the golf course. Please book a tee time through the club house if you would like to have access to the course.

Parking
-Per the HOA, No motorcycles, trailers or RVs are allowed in the parking lot. They will be subject to tickets or towing.
-Parking first come/ first serve.
-Parking pass to be provided and displayed.

Pool/ Hot Tub
-The outdoor pool is open April 1st -November 1st. Dates dependent on weather.
- Pool hours are 9am-10pm. Pool access number will be provided.
-No lifeguard on duty
-Access for guest only. No outside persons permitted per the HOA.

Other things to note:
Security
-On-site security from 6PM to 4AM
-Outside of the unit monitored by cameras

Pet Policy
-Pets under 30lbs with discretion of the owners allowed

Strict No Smoking Policy

Please be respectful to the neighbors and residents. Quiet times from 11pm-8am.

Only 6 guests in the unit overnight. Please provide an accurate number of guest staying on site.
